North Cyprus Title Deed Transfer Fees: New Lower Rates Until 5 January 2027

Title deed transfer fees in North Cyprus have dropped sharply. A new regulation published in the Official Gazette on 7 October 2026 cuts the fees for most buyers until 5 January 2027.

  • Foreign buyers: 4% on their first property (was 9%)
  • Turkish citizens (countries recognising the TRNC): 4% on their first and second property (was 6% and 8%)
  • TRNC citizens: 3%, or 2% on a one-time qualifying first purchase

This is a temporary window. Buyers who complete their transfer before the deadline can save thousands of pounds.

New transfer fee rates

The total fee is made up of three parts: the transfer fee itself, the Immovable Property Commission (TMK) share and the Housing Fund share. Some rate tables online show only the first part, so always check the total.

*A home up to 200 m² plus one plot (up to one dönüm of land), or a business unit up to 100 m², bought or received as a gift.

In the Gazette, the “Turkish citizen” rates are listed for buyers from countries that recognise the TRNC.

Example: a £150,000 apartment

A foreign buyer purchasing their first property now pays £6,000 in transfer fees instead of £13,500. That is a saving of £7,500.

Note: the fee is paid in Turkish Lira and is based on the value set by the Land Registry Office, not always the sale price. The sale price is used here to keep the example simple.

Gifting property within the family

Transfers between close family members carry much lower fees.

  • Parent to child:2%
  • Between spouses, or grandparent to grandchild:4%
  • All other gifts: 3%

What has not changed

The new regulation only covers transfer fees. Other purchase costs stay the same.

  • VAT: 5% on homes up to 300 m², 10% above that
  • Stamp duty: unchanged
  • Permission to Purchase (PTP): still required for foreign buyers
  • Payment deadline: transfer fees must still be paid within 75 working days

What happens after 5 January 2027?

The lower rates are temporary. After 5 January 2027 they may be extended, changed or returned to the old levels. No decision has been announced yet.

The Gazette also states that transactions started under this rate table are completed at these rates.

Our advice: if you are planning to buy, aim to complete your title transfer before the deadline. Always confirm the current rate with the Land Registry Office before you pay.
