New Residency & Property Reforms: More Rights, Less Red Tape
Prime Minister Üstel has announced new regulations that promote social fairness and simplify life for Expats living in North Cyprus. Here’s what’s changing — and how it benefits you:
What’s New?
- 5-Year Residency for Titled Property Owners
No income requirement anymore. If you hold a title deed, you’re now eligible for a 5-year residency permit.
- 2-Year Residency for Sales Contract Holders (Up to 5 Years)
Have a registered sales contract?
You now get 2 years of residency (up from 1).
Once your purchase is approved by the Council of Ministers, this extends to 5 years.
- 90-Day Visa Access Expanded
Visa flexibility now also applies to sales contract holders, not just title owners.
- Kids Under 18? No More Permits or Penalties
Foreign children enrolled in local schools no longer need a permit.
All previous overstay fines are forgiven.
- New Requirement for Foreign-KKTC Marriages
To qualify for residency exemptions, the marriage must occur while legally staying in the country.
- 2-Year Short-Term Residency
The 1-year permit stays for first-time applicants.
But follow-up applications can now receive 2-year permits.
Health Insurance Relief for 60+ Property Owners
Own property and over 60?
You now only need health insurance once every 5 years, not annually.
This kicks in May 2025.
These updates are a win for foreign property owners, families, and retirees. North Cyprus is becoming more welcoming — and now’s a smart time to act.
