Bu gerilemeye katk\u0131da bulunan \u00e7e\u015fitli fakt\u00f6rler olsa da, d\u00fc\u015f\u00fc\u015f\u00fcn ana nedeni yeni y\u00fcksek vergi oranlar\u0131 ve oturma izni d\u00fczenlemelerinin getirilmesi gibi g\u00f6r\u00fcn\u00fcyor. <\/p>\n\n<h2 class=\"wp-block-heading\">Yeni Vergi Oranlar\u0131 ve D\u00fczenlemelerinin Etkisi<\/h2>\n\n<h3 class=\"wp-block-heading\">Y\u00fcksek Vergi Oranlar\u0131<\/h3>\n\n<p>Yeni y\u00fcksek vergi oranlar\u0131n\u0131n uygulanmas\u0131 Kuzey K\u0131br\u0131s&#8217;taki emlak piyasas\u0131 \u00fczerinde \u00f6nemli bir etki yaratm\u0131\u015ft\u0131r. Artan vergiler yabanc\u0131 al\u0131c\u0131lar i\u00e7in m\u00fclk sat\u0131n almay\u0131 daha pahal\u0131 hale getirerek talebin azalmas\u0131na yol a\u00e7m\u0131\u015ft\u0131r. M\u00fclk i\u015flemleriyle ilgili y\u00fcksek maliyetler bir\u00e7ok potansiyel al\u0131c\u0131y\u0131 cayd\u0131rm\u0131\u015f ve emlak fiyatlar\u0131ndaki genel d\u00fc\u015f\u00fc\u015fe katk\u0131da bulunmu\u015ftur.  <\/p>\n\n<h3 class=\"wp-block-heading\">\u0130kamet \u0130zni Y\u00f6netmelikleri<\/h3>\n\n<p>Y\u00fcksek vergi oranlar\u0131na ek olarak, yeni ikamet izni d\u00fczenlemeleri de emlak piyasas\u0131n\u0131n gerilemesinde \u00f6nemli bir rol oynam\u0131\u015ft\u0131r. Oturma izni almak i\u00e7in daha kat\u0131 \u015fartlar\u0131n getirilmesi (ki\u015fi ba\u015f\u0131na en az 15,000 \u20ac pasif gelir) yabanc\u0131 al\u0131c\u0131lar\u0131n Kuzey K\u0131br\u0131s&#8217;ta yat\u0131r\u0131m yapmas\u0131n\u0131 daha zor hale getirmi\u015ftir. Bu durum, son y\u0131llarda emlak piyasas\u0131n\u0131n \u00f6nemli bir itici g\u00fcc\u00fc olan yabanc\u0131 yat\u0131r\u0131mlar\u0131n azalmas\u0131na yol a\u00e7m\u0131\u015ft\u0131r.  <\/p>\n\n<h2 class=\"wp-block-heading\">Belirli Alanlar \u00dczerindeki Etki<\/h2>\n\n<h3 class=\"wp-block-heading\">\u0130skele, Tatl\u0131su ve Gaziveren<\/h3>\n\n<p>Bir zamanlar yabanc\u0131 al\u0131c\u0131lar aras\u0131nda pop\u00fcler olan bu b\u00f6lgeler, emlak piyasas\u0131ndaki d\u00fc\u015f\u00fc\u015ften \u00f6zellikle etkilenmi\u015ftir. Bu b\u00f6lgelerde sa\u011flam bir organik pazar\u0131n olmamas\u0131 ve yetersiz altyap\u0131, bu b\u00f6lgeleri yeni vergi oranlar\u0131 ve oturma izni d\u00fczenlemelerinin etkilerine kar\u015f\u0131 daha savunmas\u0131z hale getirmi\u015ftir. Daha az say\u0131da yabanc\u0131 al\u0131c\u0131n\u0131n pazara girmesiyle bu b\u00f6lgelerdeki emlak fiyatlar\u0131 keskin bir \u015fekilde d\u00fc\u015fm\u00fc\u015ft\u00fcr.  <\/p>\n\n<h3 class=\"wp-block-heading\">Girne ve Lefko\u015fa<\/h3>\n\n<p>Buna kar\u015f\u0131n, Girne (Lapta, Alsancak, \u00c7atalk\u00f6y) ve Lefko\u015fa gibi b\u00f6lgeler emlak fiyatlar\u0131ndaki d\u00fc\u015f\u00fc\u015ften daha az etkilenmi\u015ftir. Bu b\u00f6lgelerin daha g\u00fc\u00e7l\u00fc bir yerel talebe ve daha iyi bir altyap\u0131ya sahip olmas\u0131, yeni vergi oranlar\u0131 ve ikamet izni d\u00fczenlemelerinin etkisini hafifletmeye yard\u0131mc\u0131 olmu\u015ftur. Bu b\u00f6lgelerde de fiyatlar d\u00fc\u015fm\u00fc\u015f olsa da, yabanc\u0131 yat\u0131r\u0131ma daha fazla ba\u011f\u0131ml\u0131 olan b\u00f6lgelere k\u0131yasla etki daha az \u015fiddetli olmu\u015ftur.  <\/p>\n\n<h2 class=\"wp-block-heading\">Gelece\u011fe Bak\u0131\u015f<\/h2>\n\n<h3 class=\"wp-block-heading\">\u0130yile\u015fme Potansiyeli<\/h3>\n\n<p>Yeni vergi oranlar\u0131 ve ikamet izni d\u00fczenlemeleri gelecekte ayarlan\u0131r veya revize edilirse, Kuzey K\u0131br\u0131s&#8217;taki emlak piyasas\u0131n\u0131n toparlanma potansiyeli vard\u0131r. Daha elveri\u015fli bir vergi ortam\u0131 ve kolayla\u015ft\u0131r\u0131lm\u0131\u015f ikamet izni s\u00fcreci, yabanc\u0131 yat\u0131r\u0131mlar\u0131n yeniden \u00e7ekilmesine yard\u0131mc\u0131 olarak talebi art\u0131rabilir ve emlak fiyatlar\u0131n\u0131 istikrara kavu\u015fturabilir. Ancak, herhangi bir toparlanma bu politikalarda yap\u0131lacak spesifik de\u011fi\u015fikliklere ve b\u00f6lgedeki genel ekonomik ko\u015fullara ba\u011fl\u0131 olacakt\u0131r.  <\/p>\n\n<h3 class=\"wp-block-heading\">\u0130zlenecek Alanlar<\/h3>\n\n<p>Kuzey K\u0131br\u0131s&#8217;taki emlak piyasas\u0131 geli\u015ftik\u00e7e, yat\u0131r\u0131mc\u0131lar altyap\u0131 ve olanaklara yat\u0131r\u0131m yapan b\u00f6lgeleri yak\u0131ndan takip etmelidir. Bu b\u00f6lgeler, \u00f6zellikle hem yerli hem de yabanc\u0131 al\u0131c\u0131lar\u0131 \u00e7ekebildikleri takdirde, b\u00fcy\u00fcme f\u0131rsatlar\u0131 sunabilir.
